Existing Conditions
During this phase , we will Field measure and field verify existing conditions, photograph, and draft-up existing structures and adjacent sites as required to proceed with schematic design.
Schematic Design
While developing the schematic design, we meet with our clients to discuss requirements in detail. Develop interior and exterior design concept in sketch form and illustrate as necessary to fix and describe its character; to include floor layout, type of construction, and basic exterior elevations to show design vocabulary.
Design Development
From the comments generated through schematic design, we refine and develop plans and elevations, interior finishes, details, materials, fixtures, and products.
Construction
Documents
We prepare construction drawings and guideline specifications which set forth the requirements for the construction of the project to include: architectural site plan, floor plans, exterior building elevations, building sections, door and window schedules, basic materials, structural elements, appropriate Fire/Safety, ADA, and building code notes. Plumbing, electrical and HVAC shall be illustrated to show fixture locations, type of fixture, and design concept.
Permit Submittal
We prepare all application forms and drawings required to apply for a building permit. At our client's request we will prepare any administrative variances, engineering drawings which may be required for a grading permit, Critical Areas Study, or reforestation plan. We then will respond to and answer questions from County agencies with regard to the building permit application.
Bidding and Negotiation
At our client's request, we shall prepare bid packages for qualified general contractors and coordinate the bidding process and respond to questions raised by the respective bidders. We can also prepare the AIA Contract for Construction.
Construction Administration
Construction Administration may be performed on an “as needed” basis as requested by our client or the General Contractor. We will review construction progress with biweekly progress meetings with the General Contractor. We will also review all Shop drawings, invoices and submittals made by the General Contractor as required by the Contract Documents and shall visit the site as required by the Client or the General Contractor.
